This is a family friendly complex. Quiet hours are STRICTLY enforced between 10 PM- 9 AM. 3/2 condo. Sleeps 6. Master: King. 2nd bedroom: Queen. 3rd bedroom: 2 Twins. No pets. MUST BE 25 TO RENT. This fabulous 3 bedroom 2 bath condo at Rio Guadalupe Condominiums is in the perfect spot for a weekend getaway on the Guadalupe River! Second floor condo, with vaulted ceilings and double sliding glass doors, that are floor to ceiling, opening out to a gorgeous patio with spectacular views of the river, comfortable seating and a propane grill. Perfect for sipping coffee in the morning or finishing the day with a glass of wine. With direct river access you’ll want to spend your afternoons tubing, rafting, kayaking, canoeing, fishing, swimming or simply relaxing in a chair in the water watching tubers go by. Rio Guadalupe Resort is located right next door to rent tubes. You can also take a dip in our brand new pool. There is something to do for everyone. This beautifully decorated condo sleeps 6 very comfortably in beds, bring an air mattress to accommodate 2 additional guests. This condo has a maximum occupancy of 8 guests. The maximum occupancy can not be exceeded at any time. This condo comes fully furnished, with spectacular views of the river from the open living room. Enjoy all the comforts of home, including a fully stocked kitchen with toaster, blender, coffee maker (regular and Keuring), and more. There are 8 chairs at the dining table and 4 chairs at the breakfast bar. The master bedroom has a king sized bed as well as a private bathroom. The first guest bedroom has a queen size bed, and the second guest room has two twin beds. Guest bathroom is located conveniently near the living room and guest rooms. High quality linens are provided for all beds and bathrooms. The photos don't do it justice!! This complex has covered parking for one vehicle and an elevator. Guests must be 25 years of age or older to make a reservation and must be staying at the property. This condo comes with 2 parking spots and 8 wristbands. If you have more than 2 vehicles there is additional parking less than 1 mile away. No trailers, campers or RV's allowed. No portable grills or open flames. No smoking inside the condo or on the patio. No pets allowed. Family friendly condo with no tolerance for profanity or vulgar music. This condo has a maximum occupancy of 8 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. If you want to venture out, visit Schlitterbahn, the World’s Best Waterpark in New Braunfels (less than 15 miles away) or spend the day in Gruene, shopping, visiting the wineries or dancing the night away at the infamous Gruene Hall. Natural Bridge Caverns, Wimberly, and the San Marcos Premium Outlets are a short drive away. Canyon Lake is less than 5 minutes away where you can rent boats or jet skis. The whole area is full of small music venues like Whitewater Amphitheater (less Than 5 miles away) where you can hear the likes of Josh Abbott, Aaron Watson, Kevin Fowler, Hank Williams Jr. among many other talents. Maybe your ideal vacation is all about fly fishing. Did you know that Texas Parks and Wildlife and Guadalupe River Trout Unlimited stock this area each winter with rainbow and brown trout? January and February are prime fishing months here. **WRISTBANDS & PARKING PASSES REQUIRED*** These condos are individually owned and the owners graciously allow their "second homes" to be rented out and enjoyed! The HOA of the complex had laid out some policies to ensure everyone staying at the complex can have a wonderful time. Because of the fabulous location, we can have trouble with trespassers. The security guards on premise are there to ensure only renters are using the grounds and that guests are parking in the correct parking spaces. WORD permit #L1364
